Canadian real estate firm Slate has unveiled plans to provide a massive retrofit to Stephen Avenue Place in downtown Calgary. Located at 700 2 Sw SW, the 1980s-era, 40-storey office tower will be remade, its base to meet the street with a brand new retail and dining podium.

The new podium base of the 620,000 square-foot office tower will be anchored via a joint effort between Oliver & Bonacini Hospitality and Concorde Entertainment Group, the multi-storey podium to open onto the bustling Stephen Avenue Walk. Further up, there will be more retail, additional restaurants spaces, and a fitness centre.

Slate's inventory now numbers 21 office properties, including 12 in the core, for a total of 2.3 million square feet. Set for completion by 2020, the Stephen Avenue Place retrofit will be a transformative project for the core, part of Slate's bullish run on downtown commercial properties that has been ongoing for the last 18 months.
