New renderings have been released for The Block on 4th by Indevelopments Corp., the Beltline-area project's new look garnering a mix of reactions from among our devoted readership. Having been injected with a splash of colour, the new design scheme features a series of setbacks and irregular massing, the three-tone project bringing together what appears to be a mix of white and yellow precast or stucco exterior placed atop a stone or masonry-clad retail retail podium ground floor.

Located at the SE corner of 4 St SW and 19 Ave SW, just steps from the shops and restaurants of the 17 Ave SW corridor, the project will place 39 residential units at the heart of Calgary's ever-popular Beltline. Comprised of 23 one-bedroom units, and 16 two-bedroom units, and supported by a two-storey underground parkade with space for 40 cars, the mid-rise condo development will easily bring upwards of 60 new residents to the area.

Set to front onto 4 St SW with a row of continuous, ground-floor retail, the project will mark a significant improvement to the pedestrian experience along this busy corridor, the structure to replace a low-rise restaurant whose street-facing parking lot had a very limited curb appeal.

Compared to the previous design, as seen above, the new renderings depict a much more ambitious design scheme, the muted earth tones of the past traded for canary yellow accents, while the ground-level masonry remains more or less unchanged. While it can be argued that given the central, prime address of this project, that more could have been done, whether in terms of design or even height, the project will signify an overall improvement in terms of walkability and the local urban environment.
