A mixed-use development along the East Village riverfront will serve as a contemporary complement to the neighbouring brick-faced Simmons Building. Designed by Brooklyn-based nARCHITECTS for XYC Design + Development, M2 is making a bold statement by introducing restaurants and office space in a compact structure with a zig-zagging front facade.
Rising four storeys from the edge of the CMLC-developed RiverWalk, the 25,000-square-foot building will host two restaurants on the ground floor that spill out onto the public realm surrounding the project. From there, two floors of office space fill out the midsection, and a 2,000-square-foot residence — featuring a sloped ceiling and a wraparound terrace — occupies the penthouse level.
The two office floors are suspended over a pedestrian mews that acts as a buffer between M2 and the Simmons Building. Multiple setbacks have been employed on the north elevation to limit shadowing impacts on the RiverWalk.
David Parker of the Calgary Herald reports that the construction contract for the highly anticipated building has been awarded to EllisDon, which is scheduled to arrive on the property soon, with a completion date set for spring 2019.
