MoDA's GROW is about to live up to its name, as the highly anticipated Bankview development begins construction this week. Site clearing advanced for the RNDSQR-developed project in the closing days of 2017, and now crews are shifting their focus towards vertical construction. And because the design is informed by the sloped topography of the lot, at-grade parking precludes an arduous excavation process.

The 20-unit development will produce 14 condominiums, three lofts and three townhomes, with square footage ranging from 515 for a one-bedroom suite to 1,315 for a three-bedroom townhome. No matter the size of the unit, each homeowner will have a personal plot in the rooftop garden, where budding horticulturists can grow their own vegetables. Through a partnership with YYC Growers, a separate roof garden will generate vegetables that will be sold at farmers markets, while the collective offers knowledge and tools to the homeowners about urban gardening.

The building's terraced form improves views and maximizes light input for residents. The subsequent angling of the roofline creates the unique horticultural and social area, one of the most distinct residential amenity spaces in recent memory. An exterior of weathered cedar siding and vertical aluminum grating will be accented by climbing foliage, a characteristic feature that will be executed in the coming months. Residents are expected to receive their keys in spring 2019.
