Anthem Properties is banking on location and views as prime selling points in a new five-storey condominium soon to rise steps from the Bow River. The project at 1134-1160 Memorial Drive in Hillhurst-Sunnyside replaces a series of single-family homes with a Rositch Hemphill Architects-designed block that will utilize brick as its primary cladding material.

The land use redesignation and amendment to the Area Redevelopment Plan were approved by council on March 9, 2016. A development permit was submitted the following day, approved on September 15, and finally released to the applicant on January 10, 2018.

Now under construction, the building will border the Kensington Riverside Inn to the east, a three-storey building to the west, and a laneway to the north separating the lot from a strip of commercial buildings. The location puts the project within a five- to ten-minute walk from both the Hillhurst-Sunnyside and Downtown West LRT stations.

Construction crews have been working on the single level of underground parking that will be provided on the site. Described by Anthem Properties as a "contemporary take on a classic design," the project will contain 93 residences, consisting of 20 one-bedroom units, 71 two-bedroom units, and two three-bedroom units. Amenity spaces will be located on the main floor, including an outdoor area along the rear laneway.
