A development permit for a new commercial building at 29 Avenue SW and 14 Street SW in South Calgary was approved on January 30, 2018, and the final design appears to differ somewhat from the initial scheme submitted for consideration.

To be executed by Certus Developments with a design by McKinley Burkart, 3001 14th Street SW will contain over 2,500 square feet of retail on the ground floor, alongside a pharmacy and restaurant. Fitness and medical spaces on the second floor will be provided, with additional medical uses occupying the entirety of the third floor. The fourth floor, stepped back from the lower three levels, would contain 3,672 square feet of office space.

The original batch of renderings showed a surface parking lot outside the four-storey building fronting 14 Street SW. Now, new renderings highlighted on the Certus website show the building's ground-level retail directly meeting the street.

The site is a local landmark for the bizarre spider beetle that greets visitors to The Mechanics auto repair shop. The eye-catching metal sculpture, a unique repurposing of a 1968 Volkswagen body, is being preserved and relocated to another site on 14 Street just north of the subject property.
