A developer proposing to build a 20-storey tower in East Inglewood is soliciting feedback from the public across multiple mediums, including a formal open house to be held in February. The former Husky gas station lands at 740 19 Street SE, now a vacant lot, has been targeted by the yet-to-be-identified developer as a suitable site for a 173-unit condominium, leaving some in the community with a sour taste in their mouths.

In December, a brochure outlining preliminary plans for 'The Grid' was issued by B&A Planning Group to about 700 residents in the neighbourhood. A massing model of the development was included in the four-page brochure, showing the NORR Architects-designed tower soaring above the corner of 19th Street SE and 7th Avenue SE. A site plan indicates the developer's intention to include a coffee shop on the corner and line the south and west edges with 14 two-storey townhomes.

The brochure explains the developer's reasoning for proposing a point tower rather than a shorter building more in line with the existing built form. "The taller, narrower design of the building, as opposed to a shorter, wider building, minimizes the impact to residences and leaves more room for green space and circulation through the site," the brochure reads. "Shadow studies were conducted and indicate minimal impact on surrounding residences due to anticipated building and site design."

The project is in the pre-application consultation phase, with the land use re-designation currently being prepared for submission. The brochure invites residents to contact the development team to leave their feedback. Additionally, an open house is scheduled for February 10 from 11 AM to 2 PM at Cold Garden Beverage Company. Construction on the site could begin as soon as late this year.
