A highrise development application submitted in June 2017 by Stantec Consulting on behalf of Hines has been approved by the Calgary Planning Commission. And the subject site at the corner of 12th Avenue and 4th Street SW is now a huge demolition zone as the existing three-storey commercial building is taken down.

The south portion of the site will give way to the first phase of the two-tower 500 Block development in the form of a 35-storey, 461-unit residential tower. A seven-storey podium with ground-level retail anchors the project to the street. The northern half of the site, currently a surface parking lot, is slated to host the second tower, which will be considered as part of a separate development application in the future.

The seven-storey podium, rising to a peak of approximately 25 metres, provides a setback comparable to the neighbourhood's predominant built form. A mix of 184 micro, studio, one- and two-bedroom units would be housed here, while the 277-unit tower mostly offers a range of one- and two-bedroom floor plans. Amenity spaces would be sited on levels 33, eight and the podium rooftop. 

The report received by the Calgary Planning Commission at their December 14th meeting references the type of cladding to be used on the project, with high-performance window wall glass and "solid elements" characterizing the tower, and a "warm-toned facade" that includes stone and spandrel on the podium. Solomon Cordwell Buenz and Kirkor Architects Planners are attached to the project as proponents.

Video of the demolition captured by Forum contributor Surrealplaces show crews making quick work of the structure, with large chunks of the building missing, exposing the internal steel supports. A second video shows progress over an eight-hour timeframe from the Central Memorial Park webcam.
