Strategic Group is going against the tide by expanding its rental portfolio with another mid-rise apartment project, this time slated for the corner of 34th Avenue and 20th Street SW. Despite high rental vacancy rates, the developer has found success in neighbourhoods just outside the downtown core, with recent rental projects in established areas like the Beltline and Inglewood "stable and occupied," says Strategic's chief operating officer Randy Ferguson. And anytime now, shoring will soon begin for the six-storey Marda, a 66-unit building set to open in 2019.

The NORR Architects-designed project replaces an old auto repair shop with Marda Loop's first modern purpose-built apartment building. Nearly 9,000 square feet of retail space will be included on the first floor. Renderings show a wood canopy projecting above the ground floor and acting as a platform for the residences above, which feature sizeable balconies.

Marda is Strategic's fifth apartment building in as many years, and the company has plans to install buildings in another six sites across the city. Their latest development, ONE6 on 16th Avenue NW, was completed in the summer.
