Trinity Development Group is moving forward with their 34-hectare proposal for the East Paskapoo Slopes. A development permit application to be considered by the Calgary Planning Commission (CPC) on Thursday seeks approval for a phased mixed-use project comprised of eight buildings, representing the initial phase of the first precinct to be developed.
The overall development site at the base of Medicine Hill along the Trans-Canada Highway and adjacent to Canada Olympic Park covers 40 hectares, and all but six hectares have been earmarked for development. Marketed as Trinity Hills at Canada Olympic Park, the development has been split into three distinct precincts: the Town Centre, The Village and The Gateway. The application heading to the CPC represents the initial phase of the Town Centre precinct, and encompasses an area of 4.5 hectares. Additional subdivision approvals would break the site down further into 12 phased development blocks lettered 'A' through 'L'.
The application calls for eight buildings accommodating approximately 147,000 square feet of commercial and retail space, plus 158 residential units. All buildings along Na'a Drive SW, the neighbourhood's main street, would face the sidewalk to "provide a vibrant and animated public realm." Two six-storey buildings would offer ground-level retail with five floors of residences above. To be located behind the retail buildings fronting Na'a Drive SW, the application also seeks approval for a three-level parkade containing 757 parking stalls. Two of those levels, comprising 417 stalls, would be located underground.
