Another megaproject in store for the Beltline has been revealed in new renderings showcased by developer ONE Properties. A development permit application submitted by DIALOG on October 18 details the broad strokes of a major project situated at 209 12th Avenue SE, where a smattering of low-rise buildings and ancillary surface parking currently stands.

The application requests approval of two multi-residential towers holding 628 units, a grocery store greater than 465 square metres, and a retail store or "personal service business." A slew of renderings on ONE Properties' website shows a third tower also planned, with a total of 958 units expected to sprawl across the block-long site.

The rectilinear massing of the buildings, rising as high as 50 storeys, are broken down into white and charcoal modules that frame windows in a grid pattern. Balconies would be embedded within the facade. ONE Properties is aiming for project delivery in 2021.

The previous plan for the site called for 1,161 residential units contained within three towers 38, 36 and 32 storeys in height, with a similar exterior treatment as the 6th and Tenth project.
