MoDA Architecture, increasingly known for their outside-the-box and formula-shattering designs, has provided progress updates for two of their most anticipated developments. The Calgary-based company, armed with a fervent mission to break the architectural mould, has been the beneficiary of adoration on our Forum, where the practice posted the latest developments for the pair of proposals.

Taking over a nook in the streetscape of 9 Avenue SE in Inglewood, the mixed-use Hive is an exercise in architectural alchemy, combining several distinct programs into a cohesive structure unlike any other along the corridor. Office space, retail bays and a significant contribution to the public realm — manifested in the form of a bleacher-like wood terrace — come together to create unique curb appeal. A projection screen cantilevered over the sidewalk has been designed as a platform for festivals, concerts, and neighbourhood movie nights. According to MoDA, the pedestrian-oriented project is on track for "imminent" development permit approval, with building permit drawings well underway. The firm is anticipating a 2018 construction start.

Lower Mount Royal will also receive a creative injection from MoDA with SWITCH/bloc, a four-storey, 19-unit residential complex. It engages a switchback technique that puts the more public programs — such as the kitchen, living and dining areas — at the front of the building. The division of space gives the front facade an extroverted appearance, the rear wall an introverted style, a west elevation dotted by balconies, and an east exposure that envelopes itself to provide privacy for intimate interior areas. Construction on the project is currently focused on the foundation, with completion targeted for July 2018.
