Calgary neighbourhoods Sunnyside and Hillhurst, which together are often referred to as Kensington, combine to make what is considered by many to be a perfect example of an urban village.
Kensington's past, current, and future growth are proof that well-mixed, well-served, and well-located neighborhoods will always attract people and continue to evolve. Even in the recent depressed economy, projects have been initiated, and new developments are still coming forward.
Kensington has seen continual population growth in the last five years, climbing from 9,9995 to 10,727 residents. This increase of almost 10 percent is very strong for an already developed neighborhood made up largely of single-family homes and low-rise residential buildings.
Much of the growth in the past five years has been due to four recent developments: St John's on 10th, Pixel, Ven, and the Brenda Stafford House. The population will continue to rise as there were three more developments under construction — Lido by Battistella, The Kensington by Bucci, and The Palfreyville Apartments by RJK Development — at the time of the 2016 census. Those developments will add another 156 residential units, and thus more residents by the next census.
Also set to add more population density to the neighborhood is Ezra on Riley Park by Birchwood Properties, which is currently under construction with expected completion in the summer of 2017.
Even with those developments still under construction or just finishing up, we are only seeing the tip of the iceberg as new proposals continue to come down the pipe. Some of these are larger in scale but still in line with Kensington's signature mix of low- and mid-rise buildings.
Here are some of the new proposals for Kensington:
Stonebriar Homes is proposing a 180-unit mixed-use development just west of 10th Street NW.
Truman Development is bullish on Kensington, putting forth two new proposals for the area. Truman's Kensington Legion proposal has 210 units, and their most recent Memorial Drive proposal will have 39 units.
Minto Group is also proposing a new development for 9A street in Sunnyside, known as Minto Sunnyside
