Let's hope the City (or maybe even Truman if they are feeling generous) pays to complete the streetscape for 33rd in front of that existing building. It is terrible right now, often actually being used as a front parking lot :(

Ugghh... it has been a while since I looked closely at this building. It has not aged well. Let's hope whoever owns it gets shamed into cleaning it up a bit when Truman builds.

When I first saw this, I thought it was an old 1960s apartment that got reclad. I can't believe it was built in 2017!!

One thing the renderings for West33 do not show are the wooden electrical polls smack in the middle of the sidewalk. I'm guessing that this development won't result in those wires getting buried.

It would be so nice if they could get rid of the poles. I wish the city would work out a plan with developers where they split the cost of burying the poles, kind of like a local improvement tax. The city pays for the pole buried up front, and then 50% of the cost is put to the property taxes over a 5 or 10 year period.

What you're describing is used all the time in the lower mainland. In Calgary, we bundle everything in our OSLs (Offsite Levy's), but particularly in Vancouver they use DCCs (Development Cost Charges) as the same thing as our OSLs but also have more direct, community level charges for these types of improvements called CACs (Community Amenity Contributions). It is really that Alberta just has a less organized and ham-handed approach to development cost charges and associated improvements than BC.

One item of note, when looking at the DP plans for the smaller north building, is there is no retail at grade. Just residential. Still looks great though.
 
I saw what looked like a driller on site this morning. So hopefully that means this will be starting up shortly!
Would that be for the north or the south phase?
