Can anyone here provide the rationale behind a choice like that? If thinking really long term, would the extra upfront costs be worth it over wood frame? Or, was the crazy run on lumber prices enough to push the math into steel's favour?

The cost of steel has exploded as well. Maybe the developer's brother owns a steel company...

My bet would be on quicker construction time. Saves money on labor, and gets the building to market sooner.

Based on the blistering pace of construction to date on this project, this doesn't seem likely ...
It's a turtle derby out there. The wood frame projects seem to be taking forever also.

dont know if its a debate or not but this looks to me like theyre going with the prefab as was originally planned

Certainly going at a high pace now. They started on the steel just 3 weeks ago, and they've had more progress in those three weeks than the previous 3 months.
