New DP in for the big vacant lot on the SE corner of 4 ST NW and 16 AV NW. Looks like Rosedale Cleaners will be demolished as well to accommodate this one. 6 storey residential building with a Shoppers Drug mart taking up much of the main floor along with a couple more CRU's. I see this as a big win, both as a nearby resident and generally for 16th.

That's a good addition to 16th. That site must have some significant soil contamination from the old Rosedale cleaners which was on that site pre 16th ave refurb (judging by the pipe farm there now).

Agreed. Big win for 16th ave.

Any idea on the architect or developer?
 
Woo, can’t wait to fill that empty lot. The only thing better would be if it had a London Drugs instead of Shoppers.
 
Great scale and use. Will be a nice one to see 16th actually turn into a place!

Specifically, why do we need a truck apron 44 feet wide to access the alley, that itself is 2x the standard width of a alley with retail?

Other urban format shoppers manage without such generous truck turning radii, and a much reduced sloped sidewalk and treeless dead zone as a result. What's so special about this one? Are they expected semi-trucks to be turning at 50km/h or something?

Here's an appropriate scale alley and truck access to a shoppers off a main street (17th and 7th) - and some how this site survives without a stupid lay-by on the side street too! Amazing:

It's too bad they expanded 16th a few years back. One lane of street parking and a driving lane per direction and 16th would be looking pretty promising right now. Still some hope though, it could end up being something like a junior version of Kingsway.

When you say a few years, you mean decades right? Widening happened in 2007 I think. Time flies....
