Proposal for 4 story mixed use project at 29th ave and 14th st SW.

I was having a hard time envisioning where the parking is, and I first thought it was off of the laneway. I would bet a lot of money that there is no way the City will approve parking to back out onto 14th Street, so if that is what is shown in the renderings above, expect it to change in the final product.

One of the challenges for the developer is that 14th Street has a bylawed setback of 5.182 meters on it, which essentially means nothing can be built in that space (measured from the property line, adjacent to 14th). These setbacks were originally intended to be preserved for widening roads, (the whole table can be found in Part 3, Division 1, Section 53 of the Land Use Bylaw), so 14th was planned to become 6 lanes. Since the passing of the MDP/CTP, that is no longer the case. Unfortunately, what is to be done with these setbacks has never been fully clarified, so typically the response is just leave it open/unobstructed. This has been very inconsistently enforced though, as sometimes retaining walls or stone fences are allowed, sometimes just grass is demanded.

Best example of using the space on a recent development that I can think of is Truman's project on 17th Ave and 26th Street SW. I do know though that this outcome was not the easiest one to convince some City departments of, through personal experience.

I was surprised to see parking facing onto 14th street and was wondering about that. Thanks for the clarification. They've got retail/resto use in the main level, and would be so much better facing right onto 14th. Hopefully the city can get this sorted out properly.

Very similar to Maxwell Bates Block, but with lighter brick. Good little proposal save the parking lot facing 14th.
 
Does anyone know what's going on at the old daycare site, just south of this parcel?
 
Disappointing indeed. 14th still has a chance of becoming a half decent retail corridor, but not if new projects or articulated this way.

After seeing them, to be honest I am disappointed with how far they have pushed the building back from 14th. This is clearly not just because of the bylawed setback I mentioned above. Hopefully that changes.

Good news! The VW Spider is being preserved, according to the applicant's submission for the land use that is going to CPC next week. See page 81 of the agenda:

Going to be moved further north, to a property they already own. My guess would be this one:

The land use is recommended for approval BTW. More renderings of the project (including the front parking lot) can be found on page 84. It will be interesting to see how CPC handles that parking lot, as they technically can't comment to the building design, as this is just land use.
 
I'm glad that the spider is being preserved, but would probably look better in a public square or park in another part of the city.
