It is interesting. Sure, Alpha House is across the street but these charming places are right around the corner.

The place to the south of this I think fell through, thank goodness because it was BAD!

As emerging developers, we truly believe in synergy and explored multiple options, including a joint venture and even trying to acquire the adjacent lot. But at $2 million, it's just not viable for us right now—we don’t have deep pockets, and the numbers don’t quite work.
So for now, we’re excited to move ahead with MoDA amazing architects and see what we can create with what we have, while continuing to focus on our other developments

With an allowable GFA of 6,600sf, this truly is a micro project that makes use of a very challenging, tiny remnant lot. Given the proximity to the new event centre and culture & entertainment district, the owner is confident that a boutique will thrive and be a catalyst for further development on this block.
