Another Eagle Crest project, which already has an approved DP, in Highland Park just east of the future Greenline LRT station at Centre Street and 40th Ave NE.

Pretty good of the team to come up with a design on this site, as it is not the easiest topography:

I think the North Hill LAP is starting to bare fruit. Been noticing a lot of projects in the area now that developers have some idea of where and what they can build.

There was interest in building all along, and they don't have as monied and old interests safe-guarding the neighbourhood from change in the inner-city north as they do the inner-city south. Frankly, i lost all hope in the LAP process when they allowed Rosedale to fortify itself as exclusively single-family, in perpetuity because they are rich and have pull.

Too bad there isn't any retail. 1 ST NE seems like it would be good frontage for some CRUs. Otherwise great, love the "natural staircase".
 
Isn’t it light industrial along that stretch?
1 ST is the "Transition Zone"; Currently residential on the West side, light industrial, retail & office on the East side. The transition zone allows for retail on both sides of the street.

The fence along the south side of 16th Avenue is one of the most idiotic urban design / planning decisions ever made in this city.

I don't mind if the the majority of Rosedale stays single family in perpetuity, but at the very least the northerly 2-3 lots should be redesignated to allow for incremental mixed use development with frontage on 16th.
