A 3 storey medical clinic and retail building is proposed at the SW corner of 17th Avenue and 31st Street SW (kittycorner to RNDSQR's Beacon). The DP has been approved (just being advertised now): https://developmentmap.calgary.ca/?find=DP2020-1250

Wow. Is that a ground oriented pedestrian retail building without a random step-up from the sidewalk? The lay-by lane pictured is unfortunate, but would be a great addition to the street!

On the lay-by, now that all commercial uses have no parking requirements, shouldn't this be an optional addition?
 
Materials will make all this difference on this building. Hopefully the grey coloured areas are brick and the white areas are not hardie. The ground floor is well done and looks to have a nice amount of glazing.
 
The white is most definitely hardie board, and I'd put money that the grey area is not brick. More likely stucco or just more hardie.
 
In keeping with the momentum of Shaganappi/Westbrook mentioned in the Urban Development thread, I noticed the site for this project has now been cleared and fenced off. No BP yet by the looks of things on the city's "my property" map though.
