I'm just estimating that they've reached at least that sales target, considering it's been in sales for longer than Park Point or Waterfront Parkside has been. We all know it takes Lamb Developments a long time to get projects started even when they've reached their sales target (usually 75 percent I think). So hopefully they've already reached that, and judging by the fact that they've already applied for a building permit, I'd bet that they have. You should take a look at the floor plans of Orchard. Some of the best 1 bedroom and 1 bedroom plus den plans I've ever seen.
 
I would agree. If they have applied for a BP sales must be decent. That part of the city is going to have a big boost in residents, time a grocery store :)
 
There already is a grocery store in that area, Sunterra at Keynote. They're also getting another one less than a kilometer away in East Village. There is literally no need for another grocery store at this point, and quite possibly never will be a need for another in Victoria Park. Anthem's Crosstown development at Erlton Station will also have a grocery store.
 
I don't like this proposal at all. I love density, but this tower is too tall, not set-back far enough and has too short of a podium. 43 floors should be sitting on a more significant base than 2 floors.

I would much rather have another Metropolitan scale building on this site than this. The proposal seems lazy. I hope it gets redesigned.

Sunterra works well in the area. I've used it a few times, and it has almost anything needed. There's also the Shoppers a couple of blocks south. Not a biggest selection but very handy for a lot of things.
 
Oh woops! We actually have 6 projected to start within the next year. The other one we forgot about is the 100-meter tall Marriott Autograph Hotel in the CBD.
 
I will count one of those as UC, because if they do continue on to construction of the towers immediately after the podium is done, it will only be one of the towers at a time. However, I do agree that we can consider them under construction at this time, as a large portion of the time it takes to construct a tower is excavation and building the foundation. So in reality, we are already building the towers, it just remains to be seen if they will be finished immediately upon completion of the podium.

I forgot about Sunterra. And with another one going in at Crosstown, you're probably right, there won't be a need for a new one. If anything Sunterra can always increase capacity if things get really busy.
 
They submitted their DP a long time back, and was approved back in December of 2017 but nothing since. It has been pending release for some time, so now just waiting for Cidex. Makes you wonder where it's at when Cidex introduces a new project like this latest one beside Elbow River Casino.

December of 2017? Did you mean 2016 or 2015 by any chance? Sorry for being cheeky :p

Seems like Cidex is all over the place... West Village Towers, this, The Hat, the Elbow River Hat. Seems like a ton of demand for rental units still.
 
This isn't Cidex. It is Intergulf. The two partnered on a number of towers previously, but they are separate companies. They have not partnered on their latest ventures (not sure why). Intergulf is not involved with West Village Towers, Hat East Village, or the Elbow River Project. Cidex is not involved in this one. Intergulf's website shows it as "coming soon":

According to the City's "My Property" map, a BP has been applied for (on October 27, 2016), but is currently on hold, meaning they applied, received comments back from the City, and have not yet responded to those comments to get the final approval.
