I'm not entirely sure but looks like a new office conversion project was announced at 606 4st sw. Another 166 rental units in the heart of down-town, extremely close to the c-train station of 4st WB Station along with the core itself. Extremely central location in all honesty and generally a pretty good place for some extra bodies in Downtown.

Agreed. This one has a similar design to Teck Place. Here's hoping the conversion turns out as good as that one has.
 
Ok Dream, it’s really easy to execute this one. Only replace the windows, nothing else. Replace the windows with Duxton Windows Fixed and Euro Tilt and Turn models, and if the tilt and turn isn’t in the budget Casement will do. The windows need to be in the Bronze colour for all of them, don’t overthink it. Next just add those glass rain/weather protection canopies above the ground level entrance. They are everywhere in Vancouver, add them to give weather protection and to have nicer patios. Get one of those old school gold flake guys to do the address on the window at the building entrance. Leave everything else on the exterior the same. Then with your remaining money for the exterior just do good soil cells for street trees and if you have some room some native flower pollinator beds with wood benches.

Interior, do whatever you want but you’d be crazy not to lean mid century with wood elements on the interior.

Don’t overthink the design, don’t do overly contemporary colour changes and material additions, all of that will just cheapen an already good building. Lean into what it already has going for it and then congratulate yourself for having the best office conversion in the city by taking this advice.

I talked to someone who knows a lot more about this than I do, and unfortunately, due to the fact that the building is curtainwall, the entire system will need to be replaced. They can't just keep the metallic panels and change the windows. The best case scenario for this one is Dream paying respects to the original design and incorporating a similar material in the reclad.

Dang that makes sense. Maybe a curtain wall system with a look more similar to this:
