The city in conjunction with B&A Planning group has unveiled some proposed ideas for the redevelopment of the eastern portion of Bridgeland-Riverside community. A master plan that is similar to the Bridges project immediately to the west.

There are three concepts proposing various density:

Concept A, which envisions residential buildings in the 4-6 storey range

Concept B, which envisions residential buildings in the 6-8 storey range

Concept C , which envisions residential buildings in the 6-8 storey range, as well as some in the 9-20 storey range.

This is awesome. I imagine the build out would be while to get it looking like option C, but whatever option they choose, it's smart that the city and the community are planning this out ahead of time.

Do you mean the first thumbnail image? If so, then, yes, sort of.... It's a street, but designed to be very pedestrian friendly. Sort of like Stephen Ave after hours when vehicles are allowed through.

I like the overall design too....so much potential for that area. Residents have not been overly opposed to it either, which is good...in fact many are in favor, of Option C.

This is fantastic. I see Bridgeland Crossings and Radius are already in the concept renderings. It's a good opportunity to make something out of McDougall Rd.

There is a separate plan for 1st ave in play, and it looks good too. I'll be creating a thread for that as well. In a nutshell, north of 1st ave the first 150' or first three lots to the north will be re-zoned for higher density (up to 6 floors). The zoning will have a step up set up allowing for 3 floors at the north end of the zone, and up to 6 floors at the 1st ave side.

Great work by the city and B&A group. From what I've heard community residents are supportive of the plan so it should go through without too many hitches.
I also suspect it won't take as long to develop as The Bridges. Momentum from the already developing bridges should help carry on through for this.

If they are making Bow Valley drive into a pedestrian-ish artery, it would be great if they could tie it into Tom Campbell Hill somehow. 12th street kind of throws the kibosh on that.

They will be tying in Bow Valley Rd. with Tom Campbell Hill. I don't know exactly how, but it was mentioned.

That's welcome news, though I wonder what kind of push back there will be from residents over the 6 floor height? Even with the stepped approach there was push back on Avli in Inglewood.

Interesting - when can we expect to see phase 1 start?
