    Sunterra is under bankruptcy protection right now. I think... they will keep operating and just shed some unprofitable businesses and former bond holders will own it going forward.

    It would be nice if they could replace the structure of their building, but I suspect it's likely not that simple. Manifolds, tubing, etc. are probably running on the interior walls, and messing with them at pressure would be somewhat dangerous. They could always build a nicer building shell...

    It's not a direct connection to 9th Ave but you can take 8th St via 8th Ave. That being said, I do agree with your points.

    Given that Cairo is a developer themselves, I wonder if it's a construction contract where instead of payment, they get equity based on how much they spend on finishing construction. Otherwise, I doubt Strategic is very bankable...
