    I think that goes without saying. My point is there's precedent now, so I wouldn't depend on having a RC as a back-up plan, if the blanket rezoning is approved.

    A RC can be overridden by DC land use. See Banff Trail case law. Unless an entire street goes the heritage preservation route, homeowners are SOL.

    Not my favourite design, but not every CMLC building can be world-class. It's giving me Platform vibes, but with wood. The interiors look great though.

    If the owner is on this forum, I will gladly take the property off your hands for the same inflation adjusted price. DMs open ;) This was an absolute fleecing. This is considered a TOD site, due to it's proximity to Erlton station. A lot of density will be put on this site eventually.

    They are no longer entertaining the inverted bowl design, but the concourses are much bigger than what we saw in the old proposal. I am very optimistic this time around. The budget is where it needs to be to deliver something suitable.

    I tend to agree. Funny enough - they seriously considered relocating the tree, but were told it would cost $1M.
