    General Construction Updates

One of the main reasons brutalism failed, IMO, is the use of materials was way ahead of its time in relation to building science technology. It lead to very rapid degradation and as a result, a lot of neglect. If we were to build the same thing now, we'd take a much different approach. So every...

That CBE building is stunning example of brutalist architecture, and is especially important because we've demolished most brutalist buildings. I really hope it gets a good adaptive reuse.

I can't help but think how much more successful (or at least less of a failure) the blue circle would have been if it was placed in a prominent urban park.

No developer is perfect, RNDSQR included, but I generally disagree. I like that it's substantially different and I'm excited to see how it turns out.

Given the cost of lumber I'm surprised they don't have a security detail. /s

I went past a couple days ago, the angled façade section will go all the way around. I'm interested to see if there's also an exterior screen going up later. I'm also tempted to be less harsh on this project because it's supposed to be impermanent. I'm not upset if they focus most of the budget...

Diversity of modes of transportation on all streetscapes is what we should aim for. It's pretty hard to argue for the elimination of bike lanes on 8th when they're not accessible or protected on (most) other roadways. If we had really good cycling/scooter infrastructure everywhere else I'd be...

Drove past this evening, the scale of the street presence of the podium is going to be awesome. You get a really good sense of it now that the tower is going full steam.

@GoVertical that second shot with the mountains is incredible.

The detailing will make or break it as a "win." The wood soffiting on street level, trees, mullions, and lighting will help a lot. Either way, I welcome something significantly different than what we normally see.

I'm astonished with how backwards that LLBA take is, it's like they're determined to make it harder for themselves.

    Urban Development and Proposals Discussion

I agree, it's sad to see but probably the most necessary action. From the article, residents would have been exposed to "asbestos and potentially lead paint in the process, and there are issues with the ventilation and water systems." Happy to see that they're going to "work with each tenant...

Definitely better than the inactive construction site we've had for the last 5 years

Shame about the degradation, I actually really appreciate the brick work. Given the right designer, it would be an interesting palette for an extensive adaptive reuse. We don't need anymore neglected buildings so this is probably the best course of action.

Give me more of this, it's hard to do something amazing and different if you're holding back.

Saw a Systemic Architecture sign at the old Humpty's on 25th Ave across from Erlton/Stampede LRT Station today. Looks like a repurpose, project info on Systemic's website.

Also 5.8% isn't that high, and we need to maintain a healthy vacancy rate otherwise it becomes impossible for renters to find somewhere to live (or prices get crazy, or both). I'd be worried if it was below 3% honestly.

Anyone else notice the immense popularity of wood paneled soffits lately?

I agree, to prove your point it could be set up as one of the temporary/summer covid road closures.
