    Urban Development and Proposals Discussion

Property taxes should be a flat rate. Criteria to consider would be number of rooms and housing unit type. I'm not entirely sold on putting the acreage in this mix or square footage of the residence. The number of rooms would provide scale. and multi-family options could be discounted

    First & Park | 75m | 18s | Graywood

The window wall has everything going wrong with too much spandrel and too many mullions. The copper accents are the only redeeming value here. Those accents lose a point for being randomly used than on every balcony or, at minimum, a recognisable pattern. Every bad cheapening trend went into...

My understanding is the university has leased 7 floors in Nexen and the vertical university campus is just a concept/vision of adaptive reuse. I like the concept except for the destruction of Nexen's simple modernist elegance for something trendy than contemporary. It'll age out.

    Aria Encore | 56m | 17s | Gracorp | Zeidler

It exceeds the rendering which looks like white aluminium panels framed in black aluminium. This would be right at home in the Netherlands or Denmark. It's different. Might take a little while to like it as much as it should be appreciated

The total build is too grainy to draws too many conclusions. It doesn't look like it's changing the bad suburbia nature of the development block It's just adding tall towers to it. That tower design would look bad in even Edmonton. It's Pointe of View or True North Properties 20 years ago.

Would be a shame if it was a sprawling campus of garages. It's a five storey building. Having it close to transit is a convenience for those that don't own cars. Transit simply as a means to commute from a future residential development here to downtown is underutilization of all the...

Shitting on it? You're a little too attached to this. My last post had nothing to do with architecture although it should be clear I wouldn't rate the group of towers 7 or 8s. Fine if you do. I consider the group a 5. What gets built above the podium certainly impacts the ambience of the place...

    Bluestone | 78m | 18s | Amble Ventures | NORR

It's a box with balconies hanging off of it. Only visual interest is the painted underside of the balconies which I don't think should be an area of a structure you want to highlight. Colored glass railings is the way to go on boring white boxes. Ditched the blue stripes that always cheapen...

The corner is filled in with a white mesh. This design will look either tired or dated or both faster than the 1980s design it's replacing. I wish they attempted to preserve more of the original than a full refresh to a trendy black mullion pattern. There's so many older office towers up for...

    The Loft | 44m | 11s | Institutional Mortgage Capital

Office conversions are generally deep and narrow units with interior bedrooms. This tower is skinny however, The units are only on one side of the building with the halls and elevator core on the outside wall facing the parking lot. They must be large units but not every bedroom can have a...

    Plaza | 109m | 33s | Cantiro | GEC

Trump has habitually blown through budgets with his business endeavours and as the first term as President. I don't know what his end game is with the deep cuts and tarriffs (taxes that aren't called taxes) as balanced budgets would be a dramatic shift for a 78 year old still reminiscing about...

I don't think a decline in people coming to Canada will affect the numbers leaving Southern Ontario. That will probably continue to increase. Any deficiencies in purpose built rentals will be made up with investor condos. No difference from a basic rental accommodation perspective.

    General Construction Updates

How many years would it take to pay off the billion dollars to cancel the Green Line? The rest of the $1.5 billion spent will hopefully be adapted into the next Green Line proposal which, fingers crossed, is cancelled too

They could revise everything in the renderings. There's a pedestrian inclusion level that is unseen in Calgary and the towers aren't adding anything to it. Rather, their numbers, their designs, their placements, could be very negative. I feel it's one tower too much. A wind screen (see The...

    Broadway on 17th | 154m | 47s | Vesta | Zeidler

Yeah the podium and public realm is great. The towers above the podium leave alot to be desired. One would be an acceptable design. It's the fact that there are three tall towers sharing the complex design theme. I love the community engagement here and I don't wish to diminish it. They are...

    The Hat Elbow River | 177.99m | 56s | Cidex Group | NORR

In my opinion, best to build something then that requires fewer than 8 floors of above ground parking. It's not one tower. It's three close together. It doesn't soar. It creates a wall. It's not a fancy corporate office. It's housing in spandrel glass on a garage that will take some 20...

There's so much nonsense in government contracts that narrows down the field and allows the few experienced government bidders to up their bids.

    The Hat Elbow River | 177.99m | 56s | Cidex Group | NORR

The towers aren't even hiding the spandrel glass. The balconies are practical than artistic. Each of the triplets is topped with a black clad mechanical penthouse. It won't look sharp in the skyline.

A bunker in an industrial park isn't going to be $150 to $200 million either. It's going to cost $300 to $400 million. Still much cheaper than the Montreal Taj Mahal for transit buses. I just wonder how it only cost $600 million.
