    Amazing to see the population go from 38k to around 68k in only 10 years! None of the other midsize metros have seen anything close to that kind of growth in their downtowns. And they all have larger areas. If Calgary added two or three extra square kilometers we’d be easily over 70k.

    I get where you’re coming from, we have so many empty or under-utilized parcels within a 3 or 4 km radius around the core, I’d be happy with a two story building, as long as it has retail CRUs. I like Calgary’s dense compact core, but Calgary needs to spread had density out a bit.

    Nose Hill Park is over 3000 acres and most of it is bald prairie. You could add a few more clusters of trees here and there, and it would still be over 90% prairie.
