    Need a land value tax or some sort of hybrid. It's crazy that in the middle of a housing crises it's cheaper/easier to hold onto empty land than retain the housing.

    I can't believe ~2700 people are against this, that's incredible. All I can think of is that it's a 'give an inch and they'll take a mile' mentality, ie if we allow any towers our suburban communities will be destroyed with towers everywhere.

    100%. And it wouldn't necessarily backfire with heritage, encouraging those owners to densify, because one of the upcoming incentives will be tax reduction/abatement. As well in some communities there is the ability to sell off unused density of heritage sites to other development sites.
