    The Loft | 44m | 11s | Institutional Mortgage Capital

Their website seems to have all sorts of errors on it. Although, a 2 bed unit at $2000 doesn't seem like a bad deal.

    AHC 6th Ave | 25m | 6s | Attainable Homes Calgary | Hindle Architects

I agree, those actually look quite good, O-tac!

    Lyric | 23m | 6s | Ayrshire | Metafor

I don't believe there is any commercial in this one, which I agree could have been really cool

    Lyric | 23m | 6s | Ayrshire | Metafor

DP for a new development in East Village being called "Lyric". Developer is Ayrshire, architect is Metafor. Being this close to the riverfront, setbacks apply so this was inevitably going to be 6 storeys. Encouraging to see a few applications in East Village, as well as Trico's project just...

    Urban Development and Proposals Discussion

Unfortunately, with the state of the east side of downtown right now I think there would be a lot of concerns about student safety if it were proposed to turn the old CBE building into a school.

    Statscan numbers

I recall hearing that a problem with Toronto and Vancouver's housing markets is that they are all in on small units in highrises, but there's a lack of larger units appropriate for families. Even with all the construction happening in those cities, they're not addressing the core needs in their...

    General Construction Updates

I hope so too. Unfortunately I'm not optimistic. I am hoping The City will not grant approval for a parking lot - we have far too many of those in Eau Claire as it is.

    Statscan numbers

Wow, Toronto fell behind Montreal and Vancouver for apartment starts. Their multi market really has taken a huge hit. And all 6 markets are building more apartments - in most cases, a lot more - than they are singles and semis. I wonder if the ratio would be different for some of the mid size...

    Urban Development and Proposals Discussion

There is an application process for the funding and also only so much funding available, and I think all of this year's has already been allocated.

    The Gryphon | 22.7m | 6s | Mancal | LOLA

Based on the renders, IMO this project actually looks better from the 36 AV SW angle, but unfortunately the renders all show it from the 34 Av SW angle. I think it'll turn out OK.

    Bluestone | 78m | 18s | Amble Ventures | NORR

Im not saying I don't want it to get built. I'm saying that there are much better proposed and approved buildings I'd rather see built than this one. With the sheer volume of proposals we know not all of the projects now proposed or approved are likely to be built. Ultimately its still...

    Bluestone | 78m | 18s | Amble Ventures | NORR

Redstone and Yellowstone are both fine as "filler" IMO, but this one is substandard in comparison. Assuming not all of the projects currently being proposed get built, I'd also be fine with this one dying on the vine.

    Urban Development and Proposals Discussion

To be fair, they've been at a good pace with their Hannover conversion. I am excited to see how much the thousands of new housing units in these various conversions will impact the vibrancy of the downtown core over the next few years. For example, the Hannover conversion, when considered in...

Agreed, it looks very grey and sterile. The only thing that breaks up the greyness is the trees - which won't look like they do in the renderings for decades (especially if they're planting new ones).

I will give the Stephen Avenue reno credit for increasing the number and comfort of seating spaces (by the looks of it) but agree the rest doesn't look great.

I heard yesterday that it's 5th wettest July on record.

    Urban Development and Proposals Discussion

Other than Toronto, outside of hockey, it really is a struggle for Canadian cities to keep their pro sports franchises when the US has dozens of cities willing to spend obscene amounts of taxpayer dollars for pro sports facilities.
