This is making me so excited for this to finish up. I remember seeing the "northern lights" concept video a couple years ago and I couldn't believe we were getting such a cool building.

Windows, second tower, spandrel usage.... such curious + excite! Nice to see the podium being closed in though.

I do know the project files (drawings, etc) have been passed around the development community - this leads me to believe the current developer either couldn't pull it off, or it otherwise didn't meet their investment criteria. That said, there seems to be discussion that it's starting up again...

The nice thing is, is I'm fairly confident the podium/street level orientation of the hat is going to be pretty good - that's what matters most in a community, not the tower. people don't spend much time looking up

I gotta say... I don't understand the hate on this building whatsoever. How can you fault the developer for being cost efficient on exterior finishes? They are adding ~350 people to the community of EV in a downturn economy. EV needs more people in order to economically justify increased retail...

Looks like they are <1 month from having this thing totally enclosed. I'd wager 4 months until some form of occupancy.

I believe with longer-duration projects they tend to experience slight changes to the ground level flatworks / finishes / other visual elements - either because they fast tracked those design elements to get shovels in the ground, or the intent evolved over time. In any case I believe they...

From what I understand, curtain wall is rarely used in residential applications given the complexity that is added with balcony openings - you end up with a hybrid system w/ many points of potential envelope failure. It may be warranted for much larger towers as the installation can be more...

Would like to better understand the rationale behind a two-level tall one-floor podium

Very interesting, architecturally. Curious to understand why the two levels below the top two are full glass, whereas they wen't with a handsome combo of dark shade panels. Very tasteful design in my opinion. Reminds me of a more attractive, mid-size 6th+Tenth

Are you presuming the excess spandrel based on the result of Hat at East Village? I believe the reason for allllllll that spandrel was because they have the kitchens on the exterior walls - i wonder if it will be the same on this one? would think no, given the prominence of the building. you...
