I'm really curious what that LED light wall is all about in the rendering. Anyone have any info on that??

Not necessarily. The BP could have been strictly the first phase which included the first five floors of the second tower (because it looks like its part of the podium). I also hear whispers of a height increase on tower 2 - this would probably trigger a DP rev though??? With the way the site...

It's kind of shocking they are taking that approach. These guys obviously know what they are doing, but as you mentioned, it seems like an odd strategy in this market. Underwood is probably blowing through $100k/month on their pre-lease up strategy. Different markets for sure, but anecdotally...

Yeah there is that yuge sign on 4th Ave just as you enter downtown off Memorial - pretty sure it's for this project and it's been up for years. Must have been a boom-time hopeful that they are sitting on. Who knows, maybe that too will go purpose-built rental!

Perhaps making it less convenient for drivers will entice folks to use transit more, live closer, and prioritize vehicles less?

I'm trying to visualize what you're describing, but want to make sure - do you have any specific examples I can look at?

Park Point is a beautiful building IMO, but there is certainly a 10-15% premium on the increased complexity of exterior. Once the uniformity is discontinued, price increases. Using Hat at EV as an example, it is totally uniform all the way up the tower - this isn't necessarily bad design...

I still can't figure out the obsession in this forum about spandrel v glass. What makes spandrel "garbage"? I don't understand how spandrel = poor quality.

The re-shoring is coming out quite aggressively on that East side.. you can expect the exterior to fly on this one. These guys are not holding back!

Disagree - ASI seems pretty serious and committed about their 17th Ave play. They are kicking off the book ends; 5th Street and 14th Street. Working inward from there. Their conceptual developments for the Italian joint across from Tompkins Park, and the Fishman's lot are incredible... I don't...

Incredible! Great addition to that street. I find it's pretty quiet down that road - could really use some activation/interesting aesthetic.

Almost certain it's condo. This received support of CPC on Thursday - I believe they will have challenges at public hearing given the relaxations, however minor. This 'hood is ultra sensitive
