    It will be a complete restart with another public RFP. The site and program has fundamentally changed from the previous iteration, not much design work will be salvageable. Doing preliminary design work doesn't necessarily help design firms win open RFPs - in fact, it often works against them.

    Which render was that? I don’t believe the schematic / concept design for the previous iteration had any towers, there simply wasn’t enough real estate on the parcel for it.

    Great news! And a much better schematic layout that avoids the pitfalls of shoehorning the project into a small site. The new plan is much more feasible for retail lining the project on the north and west, and the inclusion of a mixed use tower is a huge positive.

    Bike lanes aren't really a great fit for retail high streets with lots of pedestrian traffic. They've got them on Bloor in Toronto and it's annoying AF.
