    Gallery First & Tenth | 60m | 19s | Truman

If they build it reasonably close to the render, and they do it quick enough, I'll consider eating my words. Until then - this should be on a parking lot and not demolishing a historic building.

Clients gotta pay the difference, too

    19+2 | 16m | 5s | EC Living | FAAS Architecture

This is the kind of building that I would think is really cool if surrounded by large & mature street trees, flanked on both sides by buildings of the same scale, with wide sidewalks, patios and bike lanes. I don't dislike it, I just think it could be helped by the stuff around it.

    Arris - 5th and Third | 142.03m | 42s | Embassy Bosa | Amanat Architect

Looks great in that part of the city, now give us some low to mid-rise in the rest of EV, I want to get rid of those parking lots.

Toronto's market is already down. It's at a 25 year low in sales volume, and has dropped 20% year over year in sales values. Basically brings prices back to Oct 2021 levels, so not exactly a correction yet, but it's getting there.

    1905 College | 16m | 5s | Truman

Toronto very recently imposed a 46% increase in Development Charges for residential, putting (an estimated) 10,000 units on hold. These developments were obviously started before that passed council, but we might see even more. From...

I believe so. There was a design by @MoDA and posted by @UrbanWarrior in Dec 2021. More photos are on page 10, post #138 here: https://calgary.skyrisecities.com/forum/threads/calgary-unbuilt-projects.26840/page-10 Looked like this:

There's an empty parking lot across the street too.

    Nimmons Court | 32m | 6s | Brava Developments | Casola Koppe

Maybe, but its a bit of a faux pas with heritage, unless you're doing intensive restoration work its better to make the "new visually distinctive from the old." Of course there are ways to make a close match on the material and provide distinction with massing/form/texture/light etc - however...

I disagree, a diversity of building types is fantastic. I would like to see some more ground floor action - and for the love of god, the city should do something about 6th Ave being a 5-lane one-way road. Certainly, but it will take time. Once upon a time there was a tower atop a grocery...

I've said this from the beginning, but I'm not sure building it to the depths of the suburbs has ever been worth it. If those people wanted access to strong public transit, they wouldn't live that far away. I'm happy Centre St. to Inglewood is getting built, but I'd sooner focus on the breadth...

West Village Towers | 149.95m | 42s | Cidex Group | NORR Dubai Yahya Jan

That fix only makes sense if they actually intend on building the third tower relatively soon. It's a good sign I think.

I really wish people outside of the design profession (and armchair fans) would start to see the value that great design brings. A good Arena & Public Realm design nets the owners significantly more money in the medium to long term than a cheap building would save them. Hire smart, educated...

    4th Street Lofts | 97m | 29s | Western Securities | Gibbs Gage

I'm fine with wallumns, there's just a bunch of small columns directly adjacent to each other. I'll give them credit that at least they're in the partitions, but I feel like a more optimal spacing could have saved some material/money/carbon. There's probably a reason for the way it is (i.e...

    4th Street Lofts | 97m | 29s | Western Securities | Gibbs Gage

Floor-to-floor is 3m, so about 9ft - assuming 250mm slab (generous), mech&elec in slab, and exposed concrete ceilings (soft loft). I'm not a fan of the column layout, but there's probably a reason for the way it is. I despise barn doors on bedrooms.

I agree with hcf, well done. I'm interested to see the unit layouts and pricing of the "lofts." Edit: We have this of the typ. floors:
