    I actually don't hate this in the medium-term. I agree with fixing the meters and sidewalk/patio, but the change of use is fine IMO. Plenty of other parking lots on 9th for balcony-less residential over (expensive) retail.

    Kind of. Due to the tilt of the earth, the sun only sets perfectly in the west direction on the two equinoxes. In the Winter it sets slightly south of west, so the house will get some evening light, just not a ton.
