The property changed hands I believe. I approached the current owner/developer, but never heard back. We were going to propose a slight variation to this design, with some random slotted privacy screens at the balconies. Anyway, what's done is done.

I cant remember if I posted a proposal we did for that site. My apologies If I already did. We proposed 54 units. These were some massing studies we did close to the end of conceptual.

Architectural Designer Based here in Calgary Long story short. Born in Japan, grew up all over the map. Moved to Calgary after 10 years in NYC, as my Wife is from Calgary. Once our child's daycare in NYC exceeded our monthly rent two-fold and a bit more, the math just wasn't working in our favor...

I'm going to stand out like a sore thumb here... but the more I look at it, the less I like it, and I don't quite know why yet. I may have to stick my head in some sand shortly here.

Definitely not ACM. I think its a Vicwest steel product , either AD275, or AD300. Either way its a concealed fastener system.

    General Construction Updates

This is an interesting article describing the meteoric rise of lumber prices, and the subsequent crash. Talk about losses. https://www.cbc.ca/news/business/lumber-prices-1.6177016 Steel prices are currently nuts still. With so few North American steel suppliers, many are outsourcing to Russia...

I believe that's a fair question, but inherently there will always be the battle around subjectivity and good/bad design. I myself really don't like this design, which is pretty subjective. I guess I'll start, and apologize in advance if I've put my foot in my mouth. Ironically, I had a design...

There are only two bays in that punched opening that will be glazed. The third bay is, (if i'm reading the photos correctly), is actually a void open to the balconies facing 17th avenue. It's an interesting approach I think.

That's a really good observation about 5th Street SE. From that rendering it appears 5th descends as an underpass. I'm a little out of the loop, but could it have been aligned to a previous Green Line plan? Apologies if I got this wrong.

They wouldn't. HOK is a machine, and rife with talent. I'm a bit biased as I worked for them in Toronto and here. Although, it may be about the contractual arrangement between the Architect and the Architect of Record, but don't know. I will say that HOK are excellent design collaborators, but...

I think you may have covered it. I worked on a few sports venues, one smaller hockey arena which was never built. It was a joint venture with Populous. What I learned from them was the at that time new found importance of bringing in natural light along concourse levels and the bowl. I don't...

The white surfaces are actually listed as a perforated metal panel - silver. It appears that it's a parametric driven design, not unlike the parametric design used for the Glenbow façade, but smaller apertures more based on a mini diagrid.

Only the Land Use Re-designation was approved. The DP is still being reviewed. Sorry, I wasn't clear.
