    Urban Development and Proposals Discussion

Looks unique! It still really bothers me Calgary hasn't increased the setbacks from the river required for development. There's an argument to be made for flood protection but really it comes down to a narrow strip of green next to the rivers doesn't do justice to how much of an asset they are...

Does anything have to happen in terms of provincial regulations to open up the mass timber mid-rise market in Alberta? (Apologies for sidetracking the thread with these questions)

Would the construction cost of mass timber versus concrete make it a cheaper option in the 8-10 story range? Could it lead to a new mid-rise boom if we encouraged their construction here in Alberta?

Should be on the agenda for Tuesday's Council meeting.

Are there any provinces that allow 8 story wood-framed buildings? Was thinking that perhaps it's time for Alberta to approve those as a way to boost construction as Kensington is proof that 8 stories can fit well on a neighbourhood mainstreet as well as within the downtown core.

It's a word salad but reading between the lines, I see it as them saying they have recommended construction proceed with a scaled down version that will fit in the existing budget and that the scaled down version will still meet their mandate which they view as "a mandate from City Council to...

Apparently they require $8 million more than budgeted to ensure proper sound insulation to meet bylaw requirements. Instead of going over budget, they are just changing the noise bylaw 😄...

Ya, I was trying to figure that out. Is that an outdoor rink or are those basketball courts? Either way, well done with that SE plaza space. Exterior design is kinda meh for a billion bucks but they put the effort into activating the streetscape and public realm and that's all I really wanted to...

    Green Line LRT | ?m | ?s | Calgary Transit

My guess is it's a rumour that conflates two issues where Council has likely been informed that Eau Claire to Shepard will cost $XX but that requires additional funding from provincial and federal governments that have shown zero interest in coming to the table so the plan B is that they could...

A good review on how we got to where we. The unresolved question, of course, is where do we go from here? https://livewirecalgary.com/2024/07/15/few-concrete-details-when-calgary-locked-in-4-5-billion-green-line-deal-back-in-2015/

I think the train is just more glamorous in terms of marketing a rental building. In practice, the busses on Centre St provide an incredible level of transit service but I don't think the average renter would be aware of that and trying to package that service into a marketing brochure is...

Can probably blame the Green Line for this change. Easier to build a tall tower with limited parking when you expect to have a train station at your doorstep within a few years. Harder to do when there is zero certainty when the train will arrive and it will probably be a decade away at least.

    Green Line LRT | ?m | ?s | Calgary Transit

I think we need to remember the three biggest obstacles to building Green Line in the first place% 1. There is a long distance that needs to be covered to get from downtown to the population in south east Calgary in order to actually reach a population that will generate ridership. Building to...

How much is too much? I would say it becomes too much when the three orders of government no longer have the fiscal capacity to pay for it. The weakest part of that equation is the City of Calgary but that is only because we adopted a 33/33/33 cost sharing model for Green Line. There are other...

I'll add to this that there isn't even a gateway sign to the park on the east side next to the CTrain station. I put a 311 in about it years ago but it never went anywhere. If you are not a local who already knows there is a park there, it's doubtful you will ever stumble across it. They should...
