    SAIT Mixed Use | 21m | 6s | Unitii | S2

Unfortunate but realistic for the area. Hopefully, S2 can work with a developer to bring the exact design elsewhere where it would work. Would be perfect for West Beltline / Sunalta.

Getting rid of that parking lot is the biggest bonus. My own experience when I lived in the area and often walked to Safeway is that it was one of the worst parking lots with homeless crackheads tweaking and just lying out on the ground completely passed out in broad daylight. They're always...

Yeah, I could be totally wrong. The midblock section also has a very big opening in the back. Very strange section, curious to see more details.

Now that you are all mentioning the setback and possible reasoning, it could also be a cost savings with how the parkade is located. The more I look at the renders, it seems like the three-story stretch between the tower and retail on 1st Street may actually be a parkade. This development will...

This one may be one of the best rare instances where actual product looks better than rendering.

Isn't Sunterra still open? If it ever does shut its doors I wouldnt be surprised to see save-ons or sobeys go in You also have H-Mart, probably easy to overlook if you don't know much of the asian community. But you'd be surprised with the offerings there especially for condo dwellers it's a...

The best part about this project is the streetscape and the trees lining the street is already showing good growth. If we get another rainy summer like this year, the whole strip when this project is done will have an amazing residential urban feel to it.

    Kit at Kensington | 50m | 15s | Jemm Properties | LOLA

Wonder what's holding up the repairs on the adjacent property. Procurement issues for materials or is there a legal battle going on?

I think I actually like the new design more. The original was unique and would have also been great, but really looked like a 60s/70s design. Would have been worried after a few years of aging, the building would actually look like it was built in 60s/70s.

Need more details on the actual finishes before making judgment. Don't think anyone wou be complaining if it's green tile like in the link below. https://www.dezeen.com/2024/09/09/studio-gang-san-francisco-mission-rock-skyscraper/

    Palliser One | 122m | 27s

I think that is still the design. Not much will change on the outside, maybe some changes at street level. A lot of the investment on this conversion is on the inside. But if nothing's changed from the last interior renders I've seen, it's going to be really nice. There is a focus to expose the...

Yes I can confirm piles are being driven on the south end of Truman's lot atm.

    Springbank Hill | ?m | ?s | Multiple Projects

There's a pile driver and other equipment in on Truman's massive lot in Springback, and all fenced off. But I highly suspect this is just being used as a laydown yard for Vesta's 1 building u/c. There's no way Truman going to start on this one now they need to lay off the construction steroids.

    Riverview West 4th Avenue | 78.5m | 24s | Trico Homes | S2

Then make it a ten-foot wall down 4th ave at ground level, no CRUs no townhomes. Add human sized pigeon spikes down the entire wall. I'll see myself out...

    Riverview West 4th Avenue | 78.5m | 24s | Trico Homes | S2

Unpopular opinion: remove the CRU's (they will be vacant for years and years) and just add townhomes BUT somehow salvage the trees lining 4th Ave. They would be a great buffer for the residents facing a car sewer.

If all you're looking for is something pretty to look at, then sure. I don't know about the quality of the Toronto buildings but yah, they cut a loooooot of corners at 6th and Ten. I also remember seeing articles of very upset buyers in his Ottawa development as well.
