    Urban Development and Proposals Discussion

Its not just oil. A coal project a year ago is transforming into a billion dollar hydrogen storage project. There a lot of reasons to be optimistic, and a lot of these developers are putting money where there mouth is. Good times ahead...

    General Construction Updates

Well Covid really reduced volumes of people commuting and visitors in downtown. I would be all for having the patios brought back every summer. If there is a positive that came out of Covid, that is one of them.

I looked up the Specs on the building, it mentioned there is AC for each unit. I am guilty of spreading the rumor without putting any effort into verifying.

Part of me almost wants this building to be empty. If a building sits vacant with no AC, many units with no balcony, and square footage of 450, perhaps developers will change their business model to provide some value to tenants. I just dont want this to be a trend. Aesthetically, its a great...

In order for their to be organic growth downtown, there needs to be some kind of grade school in the core. Gulf Canada I believe is the best building for that. Majority of the tenants in Gulf Square are health care and/or associated with AHS. I dont know the exact demographics, but it has to be...

Dont forget about the building where the old Dominoes was, close to the Beltline Safeway They closed all those business in that block and its completely gutted. Not sure why would do that if they weren't sure about moving ahead. Edit: referring to this one: 1216 8th Street | 85.04m | 25s |...

Are they as cheap on the inside as they are on the outside? Is there hot water? In all honestly, I'm curious, are they on par with other rentals?

I agree with your points. One thing to keep in mind is immigration boom and international students are going to be coming back hopefully at the end of this year or next. Its nowhere near enough to absorb the vacancy in rentals/condos, but it will help. Prolonged $65-75 oil probably wont hurt...

I actually thought it would have been occupied by some medical specialists or private practitioners being that close to the hospital.

Agree with you on that. The value residents are getting these days just keeps getting less and less. 400 sqft, no balcony, now no AC... The building aesthetically is good one. Some of the old buildings are hideous from the 60 and 70s, but at least you could move in them. I get it construction...

In addition, you are going to have a flood of immigrants moving to Canada this year as much of the program has been halted due to Covid. With oil pushing $70 right now, I dont think these rental vacancies will be as hard to fill as we think.
