    General Construction Updates

Please upload the video. Seriously though, if I know the minds of young men who patron some of the nightlife establishments around there, it's only a matter of time before someone tries to walk across. Overall, I like the improvements. Really all that is needed is more light and...

That's fair. I suppose what I meant is that this site is only accessible via an alleyway that a thousand other people must share. Also, to get from the alley to the road cars conflict with busy pedestrian right-of-ways. To me, that makes it an especially good candidate for no parkade.

A great-looking office tower. Could be taller perhaps, but there's something about its modesty that I kind of like. It leaves me wanting more and avoids the type of controversy a project like the Bow attracts.

Here's a transit fantasy map I made a few years back. $50B. MRU/Currie ultimately needs stronger connections to: Downtown, the NW (UofC), the S (Chinook or Heritage Station), and the deep SW (ring road alternative). Here's how I would conceptually achieve that:

This is the perfect spot for a non-parking condo: car access is tricky there, and transit/pedestrian/cycling access is phenomenal/great/pretty good. Less digging should also mean lower prices and faster construction. When you say "the more no-parking units in this city, the better", I agree...

They do... sort of. It's the same density bonuses that everybody gets for things that benefit public interest, the environment, etc. However, I think FARs may be skewed against residential uses, because office floors are higher. Therefore, if the point of FAR limits is to limit building height...

@CBBarnett I get what you're saying, and you're not wrong, but there still something about the difference between the NHL and the CPO that pulls out my political biases for all to see. When I go to see a hockey game, I spend $100+ and come home a bit worse for the experience. At a hockey game, I...

True. Although, it will still define a number of sightlines on 7th ave & 8th ave. One might argue the best viewing will be at 5-500 m?

    General Construction Updates

It's difficult to separate my political ideas from my valuation of these projects. In so many way NMC represents community, philanthropy, risk-taking, creativity, and I can't think of Rogers Place without thinking of Katz's threat to move the team, corporate welfare, stadium politics, etc. Plus...

    New Central Library | ?m | 6s | Calgary Library | Snøhetta

From the start, I've been worried that the facade might turn out a bit... nice from afar but far from nice -ish. The main reason for this critique (or at least the anticipation of this critique) is because that is how I felt the first time I saw Ryerson's ILC (also by Snohetta) up close. It's...

Office conversion is going to require one or two successful examples before the market follows. Once a sitcom is set in one, off-res make their way into design magazines, and a property manager discovers whether there is money to be made - then, you'll see it happen.

    General Construction Updates

I don't think the problem with the core is too many offices, but rather too few residents - and therefore, too little interest in after hours usages, street level frontage, +15 access, services for families and the elderly, recreation, and the environment. Obviously this is slowly changing. I'm...

Haha sorry, I realize that probably was out of left field. Not long ago most (though not all) pubs and restaurants used to have evening hours only. Now, since the foodie generation of the past decade or so, almost every licensed venue serves brunch. This means operating hours begin earlier and...

If you are looking for a good office building location in the Beltline, it doesn't get much better than the east end of Keynote: 1 block to the green line, 3 blocks to Vic Park Station, 4 blocks to 7th Ave. Overall, I agree with @Surrealplaces though. I think office has an important niche to...
