    Thanks for posting these. Took a run through and this project is large with hotel, condo, and retail i'm not surprised the community association was opposed. Mind you another hotel and couple hundred residents downtown would add a bit of life.

    Couldn't agree more, looking at the pics from Surreal the massing looks good and the windows are bigger than expected however my fingers are crossed the exterior materials are up to snuff. Seeing some of Strategic's recent projects i'd say the chances are 50/50, haha.

    Yeah it's hard to say I haven't seen the mu-2 zoning much. The site is 11,000 sqft and has a far of 3 which would give you 33,000 sqft to work with. I've seen a lot of mc-2 transactions and they typically sell for closer to 130/sqft which would put this lot somewhere in the $1.5m range mind you...

    Walked around this project last week and checked out the Canadian Tire. Really impressed with the store aside from the fact it was like 25 degrees inside. The main floor retail and common areas turned out great. Once it's all leased up and running this is going to be a real hub.

    I like the pink line because both the international Ave and west 16 Ave corridors could increase density in big way with addition of train service.
