I think my post wasn't very clear. One one of their floors it is taken up by two units, but all the floors above are just one unit with multiple bedrooms. 3 bedroom and even a 4 bedroom unit.

2 units on one floor, and the rest are single units. There is even a 4 bedroom unit in there. But, the layouts leave a lot to be desired...

I have seen the floorplans. They are...interesting.

Yup, I went on the Jane's Walk in Sunnyside about affordable housing and Jaydan was there to speak to the group at Triangle. He touched on that, as well as the height being just right at 6 storeys to quickly and affordably get housing built. He sure seems really passionate about scaling up...

Regarding the Triangle site in Sunnyside and commercial on the ground, Jaydan Tait has always said he is the business of providing housing for people, not businesses. So I guess that answers that question for all.
