Agreed but they have hired a GC to build it for them....

Slowest. Build. Ever... I know that isn't very insightful but it's painful to watch how slow the progress on this one has been.

Just so we are all speaking the same language, the first phase was "Waterfront" and included the first 2 towers (the tallest ones). "Outlook" was the second phase and was the two smaller buildings in front of "Waterfront". The first two phases share a podium and a parking structure. The last...

It depends on how they are reinforced, how big (or small) the cantilever is and what the load calculations are. THey maybe look a bit thin but nothing extreme.

Sure but as long as they aren't 2 storeys. That is much too tall and may cause a shadow on the neighbour's weeds for 45 minutes during the entire year.

That is infuriating!!! That community should consider themselves lucky that they have a proposal for a project that is well designed and is sensitive from a height and density perspective right off the bat. Communities who say "we don't oppose development, we just don't want this one" are lying...

Those are great shots! There is no name as of right now but I have it on good authority that the name will be selected by the end of next week.

Wow I assumed this one was already approved. Pretty ballsy to start sales without an approved DP! Got to give it to Paul, he doesn't mind a bit of risk!

As Doug mentioned, you can't make an application appeal proof (there is always a right to appeal available). What the DC did is basically make it impossible to argue against in the appeal hearing. An appeal needs to be based on contravention of bylaw to have merit, not simply a personal dislike...

Heard it right from a rep from Shape!

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

Just got confirmation that Shape Properties will be patterning with Harvard to complete this development. Apparently they will be scrapping the current plan and restarting from scratch. Interested to see what they come up with here but sounds like it is many years out.

I hope they aren't installing too much drywall inside without at least the building wrap being completed....

Correct, and when you apply for a demo permit, there is no tie back to a new DP of BP.

Ha, I couldn't agree more! While Sunterra sells food, I do not believe that they fill the function of a grocer for the majority of people. A more accessible/affordable solution is needed in the area. Anthem's site in Erlton (further south) has a grocer in the podium but it sounds like that...

The brick work has now started, most of the windows are in and I also attached a shot of the view from the penthouse balconies!

Even accounting for rough ins (which is likely the case), this project is going really slow.

Thanks for the clarification Doug, I didn't realize that there were DP plans included in the DC, that is definitely unique. I think the approach can satisfy both of the items you mentioned. It does provide the community certainty around what will be built but it also provides the developer with...
