    I can't stand when builders use that much trim. There is as much trim as there is actual cladding. It's unfortunate that this sits at the west entrance to such a great community and main street. Real garbage exterior.

    That is going to be a serious challenge because you have an internal community street on the other side... It really is too back because Kensington road is starting to build out with some decent projects in some areas but this section seems destined to keep it's back turned to the street.

    DP and land use were submitted last May but the city has put the file on hold pending a full review by Alberta Environment. Things are sounding optimistic but it will take time like anything at the provincial level. Should see construction fire up in spring of 2020.

    I think you might be thinking of the wrong project. This one is on Elbow and 50th. The project on 17th is called The Fifth (but it also has very weak presales). Totally agree with you on the stress tests and we are starting to hear rumblings that it may be removed or reduced soon. Here is hoping!

    It costs just over $1000/linear meter to bury an electrical line so most developers don't do it on smaller projects. It would be nice if Enmax invested in putting the lines underground as communities start to (or in this case continue to) redevelop.
