    Calgary Regional Rail Transit

Not sure if this is the right place to disuss this, but didn't see another thread for it. I noticed that the former Railtown site that Remington had won that $163M settlement for breach of contract for has a DP on it from the City of Calgary for what looks like a very permanent parking lot...

If it is wood-frame and appropriately priced, the site will happen in the short to medium term. It's the downtown and beltline sites holding out for 8-20 FAR that are priced for that, that aren't moving. If any of these surface parking lots in East Victoria Park, Beltline or Downtown were priced...

This @CBBarnett, Holding costs are very low, especially on surface parking lots and there are a lot of folks that have so much money that got into land flipping, and are so bullish on the calgary market they are willing to wait decades and decades for there payday. Crank up the costs of holding...

    Urban Development and Proposals Discussion

Build everything at 3-6 stories everywhere. It’s why there are a billion wood frame (for sale) starts in the burbs but almost no concrete for sale starts in the city. Give me inner city land and low rise prices and everything would explode if everything wasn’t being held by land speculators with...

So many cheaper, comparable resale units in Eau Claire, this seems far fetched if they are starting from a mil. You could buy a river front condo in eau claire that’s a little older and Reno it and have the same for less. I think they are not targeting the right demographic that would be...

Here are some pics of the nearly complete 33 Cordova project by Westbank in Vancouver (from Roundabout's update). This is a really good example of what i would like to see here, including the lane activation of Blood Alley and the 'mews' mid-block walkthrough. This is what i would like to see...

This would be a home run townhome or wood frame apt site but I see this as being a good place for University District scale. Would like to see it build out at a 3-6 storey scale in the shorter term. Up to 20 storey podium towers as described are a bit of a long shot and long play imo.

Here are some streetview locations of some low-rise wood-frame apartments that avoid the over-use of hardie panel and easy trim reveals, but aren't slathered in lots and lots of (more expensive) brick...

I would prefer Hardie Shingle and Lap siding, deployed well. Even hardie panel with a cheaper hardie or wood-like batten (colour matched) I’d prefer. And it would be cheaper.

Hardie panel and Easy Trim reveals as far as the eye can see. So tired of this being the default. Scale is good, but this type of apartment design particularly the material choices is becoming so standardized, these are starting to be as ubiquitous and placeless in NA as a McMansion.

    General Construction Updates

Cool, i love these smaller infill projects, this is the smallest i was aware of in my old neighbourhood: https://www.urbanyvr.com/lanefab-narrow-lot-development/ I would love to see something like this West End laneway infill here...

    General Construction Updates

The more time i spend back in Calgary, the more I lean into the war on cars mentality. Give the suburban commuters more gridlock downtown its a minor trade-off to make life better for inner city residents. Fuck making suburban commutes faster and more comfortable at the expense of the...

This is 18 5 bedroom units. Weird. I can't figure out who this is geared towards, they are saying multi-generational families, but the bedrooms all of ensuite washrooms like mini hotels. Feels more like an AirBnB hostel situation, because how much would one of these cost to rent or buy for a family?

Hell yes, Fina and Taylor Buildings were the buildings I most wanted to see conversions on. Glad they are keeping the original look on both. Really happy these are being converted. Next on my most wanted list would the building Barcelona Tavern is in, Elveden Centre, the Lougheed Building...

Cool design, this looks very Toronto. Looks like a mini-version of the supertall proposals on Yonge Street. Some elements of this (without being as high-end obviously):

Someone else can probably answer this better than me, but my understanding is that assessment value is based more on the overall value of the property as it exists in its current condition. So for commercial properties it’s the rent roll and/or projected rent roll for a building; residential...
