    Infill Development Discussion

I also think a Conservative government led by Pierre Pollivere would support blanket zoning and could become an issue for municipal funding if it's revoked later. All and all, thank god that the days of NIMBYist are limited.

A classic NIMBY statement lol. There's always a "but."

    Skyway Parade | 37m | 12s | Skyvision Development | Green Birch Architecture

Typical garbage NE design. I still can't get over how badly Saddletowne Circle was designed given its location. The NE North of 16th ave and East of Deerfot doesn't have a Single Main Street. It's just a collection of random midrises thrown on empty fields and parking lots.

    1405 - 4th Street | 77m | 24s | GWL | Arcadis

Nice to see retail incorporated on not just 4th street but 14th ave side as well!

    Riverpark | 18m | 6s | M2SC | Casola Koppe

Not to mention the pedestrian street wall effect is destroyed. One of the reasons why streets with pre-war midrises or European cities are so enjoyable to walk down. Just something cozy about it.

    4th Street Lofts | 97m | 29s | Western Securities | Gibbs Gage

    That's insane to think about.

    Riverside Village | 86m | 27s | CNIB | S2

Forget just density, we're in the midst of a housing crisis. Unless the tower's outright atrocious, I'll take a bit of spandrel.

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

Well if it's not a useful example, then how come even with a tax, they're popping up highrises and midrises at an insane pace? If anything that makes me question what exactly are we doing wrong in Calgary. For the longest time, I heard the argument that market demand was the key reason for the...

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

I agree with you. There's a noticeable discrepancy in the pace of large developments between Calgary and other major cities. For instance, my recent visit to Metro Van left me surprised by the abundance of high-rises, especially in Surrey, compared to Calgary. Despite the strong market...

    The Sentinel | 24m | 6s | Arlington Street | Jackson McCormick

Forget it not be a high rise for a sec, it's just outright ugly and does not belong on 17th. The street front design is just atrocious for a high street.

I love the tower, but I hate the corporate type of podium. It seems so sterile.

White or dark black instead of grey would've made all the difference for these towers

Not happening anymore.Office tower has been demolished, so I'd expect a new proposal at this point

Update. I had the numbers switched. 274 units in total. https://preconstruction.info/property/%20lincoln-tower

Don't quote me on this but I came across an ad with this one and I believe it said 247 units.

    BMO Centre Expansion | 25m | 5s | CMLC

Whenever I see that blank brick wall along 17th Ave and the LRT station, I think what an opportunity wasted. Aside from potential retail, they could've gone a step further and added a few storeys of affordable housing units on top, something I'm sure all three levels of government would have...

    Canada Immigration discussion

https://calgaryherald.com/news/local-news/international-student-visas-increase-alberta-enrolment-cap Another Liberal policy that has completely blind-sighted the ground reality in Alberta.

There are. There's a college near the Timmies on 32nd and Barlow NE filled with Int. students acquiring Business Admin diplomas. I still think all post-secondaries need to cut back intake into programs that don't meet the skills requirements required in our country. SAIT should be shifting more...

    Canada Immigration discussion

The labour shortage was the biggest crap sold to us to fuel the immigration crisis. What a lot of employers want is to fill manual labour jobs with cheap labour. I've seen this firsthand in construction. Hiring temporary labour from Mexico and paying them cash or near minimum wage. What all this...

    Canada Immigration discussion

Still, some international student restrictions would help slow down overall migration into Calgary. Living in the NE, I've seen a dramatic rise in the international student population here and it has contributed partly to rents skyrocketing. A 1 bedroom basement is now going for $1200 bucks in...
