Well one would have to unpack the numbers, but I suspect at a certain level of density there is an inverse relationship between density and school enrolment. So high density should go where schools are already full, because adding more low density is actually more likely to exacerbate that problem.

I'm also curious if you could elaborate. Maybe one idea would be building towers where very few school aged children will live?

Can anyone summarize the legal liability issue with Harvard? How big could the ultimate cost really be? Could the just city expropriate and move on (though I'm sure there are many downsides to this)? Or tinfoil hat: is the city worried about certain details that would come out in the discovery...

New towers probably have lower impact to school enrolment than any other form. If crowded schools are their concern they should be fighting against SFHs (or voting and advocating provincially in this interest) And within 1400 meters of this site there is: K-9 Catholic K-6 Public 7-9 Public...

I have no point here, but just down the road from Odyssey Towers are some awesome A-Frame row houses! This finally reminded me to look up an old listing...they actually seem better inside than I thought. The chalet vibe would have made a lot of sense until ~Y2K when this was essentially the...

A few more cars might make it tough to rip down OBCR at 80kph without a care in the world for pedestrians. What a travesty.

Did we know this already? [Redacted] funding already allocated and 'early work' has started? Given the redacted figure, I'm thinking this hasn't actually been announced?

There just doesn't seem to be much smoke from that camp lately...kinda like they gave up a few years ago? But I may be off on that? Seems like a lot more smoke around the regional rail stuff. From the FOIP, it seems Dreeshen had a "desired alignment of the GL" by mid July. The question is...

Very cool of LWC to include the full 125 FOIP documents for download. This article seems to focus mostly on late August, but the FOIP seems to include a bunch of emails from July and earlier - before the city amputated the line. Might be some interesting stuff in there. From the Jan 18...

    Chinook Centre Developments

North Hill has so much potential! Adjacent to a post-secondary (actually 2) and fairly close to another. On an LRT and MAX line. Pretty good services already in the mall including grocery and gym. One stop or a short walk to Kensington/Riley Park, and close to DT. It's probably faster to list...

https://housing-infrastructure.canada.ca/plan/icip-list-liste-pidc-eng.html Somewhat interestingly, the Green Line is broken into two applications with ICIP: $1,078,305,590 $451,694,410 = $1.53B Might this related to the separate contracting that came out of the ~2020 UCP pause? Is the $1B...

Some sort of paved connection should be possible without affecting MTB. I wonder if it would be possible to connect 85 St and Piita Rise for active mode+bus only. It's probably too steep for busses to be reliable in all weather, but if the Cougar Ridge shuttle could end with a couple stops in...

This is probably a bit dumb, but if we weren't bogged down with the green line, would it have made sense to excavate and rough in the 8 Ave subway station as part of this project? It looks like this building goes about 6.5M deep (albeit a bit shallower for some of the footprint), so a pretty...

    Green Line LRT | ?m | ?s | Calgary Transit

The report answers this a little bit (though it seems the +15 integration in the report was pretty sloppy), but the only way to get more clarity is more design work. The province and AECOM aren't sitting on answers to these specific questions the city seems to be asking them. The city should...

I'd agree WH is more family friendly, but I'd say Altadore even moreso when you get to ~42nd. Probably not a meaningful distinction, but a subtle vibe difference. I think it might be because in WH you're never more than 300 meters from a busy-ish road (or two) with a fair bit of throughput (5...

Maybe I know you. But username checks out. Money goes further in Altadore - more available supply of nice big houses. Sunnyside/east Hillhurst have expensive small[er] houses (plenty of these in Marda, too), but not as many big ones and harder to find things like attached garage. And the...

I think it's the 35-50 affluent family demo, compared with the 20-35 crowd. Anecdotally, everyone I know in the Marda area fits the first demo. I used to live in Kensington, but moved away at age 34 before first baby turned 1. Nearly everyone I can think of from that area made a similar move...

The big question is whether that is actually more important to them than using it as a wedge issue against Nenshi. Sadly I don't think we'll like the answer - at least at the decision making level of Smith/Dreeshen

Just seems like posturing from the city to solidify the scapegoat. Which is fair enough, I guess, but almost certainly not going to salvage anything for this project. To go back to the Dec 19 letter from Gondek to province...
