    General Construction Updates

Many of the temporary parking lots approved 10 years ago are still there. The permits can be renewed every 5 years basically indefinitely. In my opinion it's dishonest of the City to call them temporary.

    General Construction Updates

My impression when I worked there was that it was. Surface parking was seen as a good temporary use when a building had passed its useful economic life. There was even less scrutiny when a public agency like Transit or Police wanted a new surface parking lot.

By comparison, Edmonton only has 1 dissemination area over 36,000 people per square km and it's not even downtown. It's by the university on the south side of the river. It tops out at 50,000 people per square km.

I was playing around with the Census Viewer and these are the 5 densest dissemination areas in Calgary. They're all over 36,000 people per square km and 4 of them are in the West End. The middle of the 4 in the West End tops out at 73,000 people per square km.

These are measures of density, not urbanity. It would be hard to argue that downtown/Beltline have better residential towers, architecturally speaking, compared to some of the beauties in Mississauga. We haven't been awarded any building of the year prize for our condo/rental buildings. It's...

Interesting that the Mississauga and Burnaby downtowns are a little more dense than downtown Calgary See Table 4 https://www150.statcan.gc.ca/n1/daily-quotidien/220209/dq220209b-eng.htm?HPA=1

2020-2021 saw a natural increase of 7,624, the lowest level in 20 years, even as the population has increased considerably since then. So per capita it's the lowest it's been for more than 2 decades. That may be a pandemic blip, but our natural increase has been steadily declining since the...

The honeymoon phase of our huge natural increase is rapidly disappearing. I think it's halved in the past 5 years. Add to that out-migration of the 20-40 year old age bracket.

Yes. No one does it better than Miami where above ground parkades are the norm and they actually add to the quality of the building. Just think of it as a blank canvas and use your imagination. These buildings even win awards...
