I think 26th was part of a former streetcar route, would be a great small retail corridor.

This is awesome, that office park was so dead and now it's full of people. I can also see some cross-pollination between that patio and the porch/yard of Civic Tavern , formerly Hop in Brew

I've always really disliked the sloping driveway sidewalk sections here, those Ottawa ones look ideal. Even in Toronto they are 1/2 to 2/3 level before sloping. How can we get this changed?

Is there a spot for development wish lists? Just a random comment but I would love to see a good mixed use project for the 7900 block of Bowness. There's an approx 47,000 sq m area that never seems to really have the activity it deserves Then add some density to the east of it along Bowness...

    Infill Development Discussion

Looking at the streetview (and I was by it in person a few months ago) the issue is it visually appears to be half auto shop and half wrecking yard.

I live near there and would love something fronting the street, retail or residential (or ideally both)

So went down to the block. There is no signage for either of the permit applications anywhere that I could see on the block, including the land use change where comments must be in in 3 weeks. This is unusual is it not?

Maybe parking lots are our real heritage.

I guess there's this, gives you an idea of the "public space" (actually public?) between the alley and 7th Ave, you can see that it does look similar to the municipal building atrium.

I'm hoping the renders will be public soon. They were in the pdf circulated to stakeholders but not put into the pdf for the public...

Sorry I've heard that beggars can't be choosers and we can only accept shit proposals 🤷‍♂️ In all seriousness though, every time there's a weak proposal there always seem to be similar but far better ones elsewhere in Canada staring us right in the face.

Two points: 1) The quality of proposals are going to directly reflect the least effort and quality that council is willing to accept and being that council is the public's representatives it is every resident's right and obligation to make sure their councillor demands the best possible...

This will be the interesting battle. The point of designation is that at some point an owner proposes it and then it is meant to be permanent. Removal when the next owner shows up defeats the entire purpose and being that the next owner buys the property knowing about the restriction there is...

I think it's important to remember ( or realize) that at one point all of Stephen Avenue was relatively derelict, or at least shabby, and it was a concerted restoration effort to make it the space it is today.

Privatize the profits and socialize the losses, a tale as old as time, and a religion in Calgary.

Also important to think of what effect this will have on Stephen Ave businesses and activity for years during construction.

A more reasonable approach would be a mix of mostly facadism on the 7th ave side and very little if any destruction on the 8th ave national historic district side other than replacing the Thai restaurant building as an entrance to new builds on 7th Ave.

Thing is half the buildings are already designated, the applicant wants both a zoning change and removal of 5+ designation bylaws. The proposal is essentially illegal unless the applicant gets council and potentially the province to change the laws for them.
