    General Construction Updates

I'm sure the city will eventually come around to 16th. It's still a major transit corridor including the MAX orange, future lrt, Center Street brt. And there is plenty of space to widen sidewalks and add dedicated bus lanes without impacting car volumes all that much. Write off the 2000s revamp...

    General Construction Updates

They didn't even attempt to revitalize it in any meaningful way. The last attempt was 100 percent car focused. What they did to 17th Ave East is an example of how they should approach revitalizing it.

    General Construction Updates

I don't think 16th is a write-off but the city is going to need to step in and do a major rethink of it

That Crescent Heights example needs to be sent to the powers that be in this city (and every city) as an example of why minimum set back requirements are terrible

They need to add another pole with a sign that says: "mind all the poles"

Nothing like a big ugly utility pole in the middle of the sidewalk

I'm really impressed with Centron. This is a pretty mature design and execution for a developer that hasn't done much inner city residential.

The mural artist is this Parisian guy that does some pretty crazy geometric work. It's going to be a really cool addition to 8th ave. https://www.thisiscolossal.com/2016/07/calligraphic-optical-illusion-murals-by-astro/

    Trees in Calgary

I'm curious too. I know that the city is the one storing the York Hotel facade at the moment. Who knows who is paying for that but I have a feeling it's the city. Either way, we got raked over the coals for that whole development. It might be decades until we see the south site developed

    Urban Development and Proposals Discussion

The problem is that rezoning is really expensive and inefficient for the city and developers. If the developer follows what's outlined in the planning bylaw, there isn't going to be a strong argument if someone appeals, at least baring some social issue such as affordable housing being...

    Midtown Station | ?m | ?s | IBI Group

Absolutely. We need density but there are better ways of achieving. Re-zoning to allow these hyper dense infills while protecting adjacent single family zoning is just stupid. I for one can't stand the massive TOD developments in Burnaby. They are an example of when bad zoning policies meet a...

    Urban Development and Proposals Discussion

Great to hear but I looked up the surrounding land uses and it's still surrounded by R-2 zoning and even R-1 across 16th. I don't understand why the city stops at R-2 in areas where there is a clear market for more varied uses. At a minimum it should be R-2M with no stupid minimum set back...

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

I agree it needs to go back to the drawing board. The renders as they are now makes me think of a glorified office plaza. A concept similar to the Chinatown proposal that we saw a couple of years ago is a better route as far as design. Keep it simple

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

Resale prices have been improving in a noticeable way in the core but I don't think to the point where there is enough confidence for anything resembling a condo boom. I'm still confident that this development, with the amount of amenities and it's location, would likely do well with local and...

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

We'll see though. The condo market is recovering somewhat so the timing might work for a phased development. This is also a location that is prime for investment

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

I double checked and the new alignment does have it cutting through the market with the station being integrated into the new development, so the mall is not long for this world it would appear. I guess we will see whether Harvard will actually build when the time comes

    Eau Claire Market Redevelopment | 135.02m | 35s | Harvard Developments

Isn't the market being demolished to make way for the Green Line station and tunnel portal?
